Total Mechanical Inc. is a locally owned, full-service mechanical contractor based in Camas, Washington. Over the past four decades and counting, we have completed more than 2500 projects across the Pacific Northwest, in areas ranging from medical facilities and education campuses, to commercial buildings and military bases. Examples of our diverse work include highly specialized builds like the infant brain surgery center at OHSU, and the Domaine Serene Winery in Dayton, Oregon. No matter the project, our care and expertise ensures excellence in all aspects of the build.

As a leadership-owned company working exclusively with Union crews, worker safety, craftsmanship, and strong collaborative relationships are hallmarks of Total Mechanical. Our name carries the promise of rigorous planning, and detail-oriented execution that keeps our clients coming back project after project. This not only means that we deliver high-quality builds and installations, but that our entire process, start to finish, is designed to minimize risk and unexpected cost, for any size build.

Pre-Construction

Total Mechanical's Project manager collaborates with the head of Engineering

Total Mechanical truly stands out against our competition in our ability to plan ahead, and create solutions before problems have a chance to materialize. Due to the growing complexity of commercial construction, mechanical contractors typically bid partial complete plans. Many firms bid the plans as they are, which means a lower bid, but problems on-site can lead to missed deadlines and a higher invoice at the job’s end.

We complete plans during the bidding process, engineering solutions to potential problems as we finish our designs, factoring in anticipated risks and costs. We call this approach ‘pre-construction intelligence’, which means that our bid is not only accurate and reflective of the build, but also a roadmap for completing the project successfully. Put simply, we plan better so we can build better.

Our pre-construction services include master planning and conceptual design for projects of all kinds: new builds, retro-commissioning, or infrastructure upgrades. This means providing top quality design-build and design-assist services on HVAC, controls, plumbing, and medical gas systems.  But pre-construction intelligence doesn’t end with engineering.  Our comprehensive pre-construction process includes phasing, scheduling, and logistics. We also employ early procurement strategies to anticipate equipment long lead times. And with a Total job, you never have to worry about last-minute change orders to bring your build up to code. We design functional compliance and commissioning requirements into our plan from day one.

It's why we say "Better Plan, Better Build."

Construction

Ideal Mechanical Construction is combination of craftsmanship, safety and efficiency

Our reputation is built on bringing excellent craftsmanship, seamless collaboration, and creative problem-solving to every project we work. Total Mechanical’s decades of experience mean that we not only efficiently deliver long-lasting builds, but also grow and evolve with new innovations. As the construction industry has changed we have grown with it. We have developed the tools to thrive in an increasingly accelerating industry, such as shop prefabrication and staging services, and utilizing lean construction methods. Our team members are also experts in new construction standards such as LEED-certified buildings and implementing smart technology. This deep base of knowledge and capability makes Total Mechanical an invaluable partner on design-build and design assist projects.

Working with us means working with a licensed general and mechanical contractor with a $50 million bonding capacity, and a skilled workforce from the Local 290 plumbing and pipefitting Unions. A Total project includes Trimble field layout capabilities, target value cost and schedule management, and ongoing engineering and BIM support. Total Mechanical stands out as a high-efficiency contractor, with the detailed care and planning most firms just can’t match.  At the end of the day, all mechanical contractors are going to use similar pipes. How we design their layout, consider their use, and time their construction is what sets Total Mechanical apart.

Commissioning Support

We value our ability to create comprehensive project plans in-house, but also know the importance of support and teamwork. Many projects already have solid planning and organization, but can use just that extra bit of expertise to smooth over the bumps and ensure a safe and efficient project. Knowing more about the unique challenges of a project can improve phasing, logistics, and scheduling, and let contractors deliver on budget. That’s why we offer a range of support services for contractors.

We have qualified individuals on staff to implement commissioning procedures, allowing us to promptly correct system deficiencies, and provide important expertise to project organization. Our support services start long before build, offering development of pre-functional documents and internal QA/QC reviews and documentation. We also provide thorough operation, maintenance, and shop drawing documentation, ensuring informed staff throughout the build. Finally, we offer start-up and testing documentation, as well as owner training to ensure operating personnel are up to date with the required care, adjustment, maintenance, and operations of the new facility equipment and systems.

Total Mechanical’s support also extends past the planning phase. Our commissioning support includes air and water system balancing, as well as preventative maintenance and BAS building monitoring. Ensuring the comfort and safety of a building is the highest priority for a contractor, and Total Mechanical ensures our crew has the resources they need to deliver the highest quality results.

Safety During Construction

On Total builds, the safety of our Union workers and the subcontractors we partner with is paramount. Our commitment to an injury-free work environment is supported by a strict adherence to our comprehensive safety program. This is put into practice through our internal safety website, which consistently delivers easily accessible, high quality training material to our staff. That’s why Total Mechanical has the highest EMD score of any mechanical contractor on the entire west coast.

“There is no level of productivity that merits performing the task ahead of you in an unsafe manner.”

Kristofer Carlson, President of Total Mechanical Inc.

We embody this philosophy through weekly on-site Tool Box Talk safety meetings, which provide an avenue for timely communication with our field personnel. Additionally, our Safety Development Committee meets regularly to review, evaluate, and act on safety concerns in accordance with current OSHA standards. So rest assured, a Total job is not just top-quality engineering and craftsmanship, but top-quality safety as well.
